Project Description
Todd Construction renovated a section of the Multnomah University lower library into two science labs — one for chemistry and another for biology, along with a work room. The work required extending the duct system through the main floor and up through the roof, where exhaust fans were placed to draw the fumes from the first-floor laboratories into the atmosphere. A 6-ton air-conditioning unit was also placed on the roof, providing air conditioning to the building for the first time.
The science labs are a big upgrade for the college, since classes previously met in an old, drafty house next to the main campus.
The labs have all new MEP systems. They also feature fume hoods, chemical-resistant countertops, acid-resistant piping, vacuum system, compressed air and natural gas.
Among the challenges overcome to complete the project were:
- 6-month building permit delay, causing the roof to be opened in January during winter storms.
- Underground plumbing required saw-cutting floor, and redesign of the system because existing foundation footings were in the way.
- COVID supply delays including back-flow prevention at the street, acid-resistant countertops, glass windows for interior doors.
- Working on occupied campus in quiet library.
LSW Architects Christian Korta praised the project team of Project Manager David Beavers and Superintendent Bob Cunningham, saying:
“We were very pleased with the work done at Multnomah University, particularly given the circumstances of COVID disruptions, city permitting and supply disruptions. The project had its setbacks but the team navigated them really well.”
