Project Description

Scope: Todd Construction replaced 65,000 square feet of roofing on the main campus building of Oregon Coast Community College with a new standing seam metal roof. It was installed by Dakota Roofing of Salem. The new 30-year roof will provide better protection from wind and rain. We also replaced fascia, gutters and plywood roof sheathing, where needed.

Success: The project took place over the summer of 2024. It was completed on time, came in under budget, and we returned $551,645 to the college in unused contingencies. The savings came about because the roof sheathing was in better condition than anticipated, requiring fewer sheets of plywood to complete the job. The roofing also came in under budget.

Testing: Prior to the roof installation, Todd conducted screw pull testing to ensure the roof would remain in place in wind gusts of up to 160 mph, which have been seen before at that location. The screw-holding power failed initial tests, so we went through several rounds of re-engineering. We found we needed to install additional brackets and screws in each channel to meet the uplifting load requirements.

Todd Construction originally built the 77,000 SF main Oregon Coast Community College campus building in 2009 with GLAS Architects. It earned LEED Silver certification. The roof had been replaced since we built it because the original shingle manufacturer recalled its product. Another company re-roofed the building before we returned to campus for this project.
